Who handles the design of a construction project?
Most Construction companies hire an architect that can design and provide 3D references for your project. Some Builders partner up with an architect and offer Design/Build services under 1 roof.
How long will it take to build my home?
There are many of factors that determine the longevity of a project. Size of build, materials to be used and geographic location. Most new builds take between 6 and 9 months from breaking ground to Certificate of Occupancy.
What will it (new home) cost?
Generally between a dollar and a million. This of course depends on design, size, materials and geographical location. Most new construction projects range from 130$-180$ per heated square foot.
How much of the work is done by subcontractors?
Depending on the size of a company and the individual business structure, some companies sub out 90% of their projects while others about 10%. This is entirely determined by business structure. Some builders, however rare, have a few crews that build from foundation to roof covering.
Will I need a building permit?
When hiring a contractor, always request credentials, License verification can be found at your states labor and licensing website. If a Contractor is accredited then he wil pull all necessary permits. Also make sure that said contractor is listed on the permit.
Does your company carry liability insurance?
Our Company carries coverages exceeding industry standards. If requested we provide our customers with a copy of the insurance.
Is there a signed legally binding contract in place which will adequately protect our rights?
Yes, both parties are involved in the drafting of a working contract, make sure there is an arbitration clause in the contract which will govern and discrepancies not discloded in the contract.
How customizable is my custom home?
Generally, every aspect of the project can be customized to your needs, however once construction commences any changes to design will be more difficult to accomplish, these are usually called change orders and are due up front.
